We are discovering your property
We visit your property to study its characteristics, location, amenities, accommodation capacity and potential for seasonal rental.
This exchange allows us to define a strategy tailored to your objectives.
Step 2
Price Labs appraisal and pricing strategy
We assess your property's rental potential using PriceLabs, which provides us with a precise understanding of its pricing positioning within the market. We work with concrete data—location, features, seasonality, demand, and events—to develop a dynamic pricing strategy. This approach is crucial on the French Riviera, where rates fluctuate significantly depending on the summer season and major international events in Cannes.
Step 3
Preparation and implementation
We organize the entire operational setup: owner file, operational information, accommodation organization and professional photographic shoot.
Step 4
Creation and distribution of advertisements
Your property is integrated into our Channel Manager, then marketed on the most relevant booking platforms for your property and your target clientele.
Step 5
Continuous pricing and optimization
Once online, your prices are dynamically managed with PriceLabs to constantly adjust to demand, seasonality and events.
Step 6
Booking and traveler management
We handle all communication and follow-up for travelers: before arrival, during the stay, until departure.
Step 7
Cleaning and quality control
After each departure, the accommodation is cleaned and prepared according to our cleaning procedures specific to seasonal rentals.
Our teams work with checklists, and quality control is ensured by a housekeeper.
Step 8
Owner tracking
You maintain complete visibility over the activity and bookings of your property thanks to our management system.
Payment collection and distribution are automated via our Channel Manager.
Our service commitments
We commit to specific deadlines:
We will intervene within 2 hours when a problem requires our presence or on-site assistance during a traveler's stay.
We can arrange for a response within 24 hours for any technical problem requiring a specialist (plumber, electrician, locksmith, technician, etc.). Our local network of tradespeople allows us to act as quickly as possible.
Because an exceptional property deserves much more than simple rental management.
Our conditions
We prioritize transparency from the outset. Our remuneration is based on a single commission, deducted from the income generated by your property:
20% excluding VAT for apartments
25% excluding VAT for villas
Collections and distribution of funds are automated via our Channel Manager: you receive your share without any action required on your part.
When you move into a new home, we include a professional photo shoot (€350) as well as administrative and setup fees (€150). This €500 is offered to you free of charge as part of a 12-month contract, provided the commitment period is respected.
The initial cleaning fee is charged to the owner and is also paid via our Channel Manager.
